The $50,000 Real Estate Loophole: How a Physician Built a Real Estate Portfolio on the Side | Dr. Jordan Romano

posted in: Podcast | 0

For years, Dr. Jordan Romano did everything right: Ivy League training, a demanding career as a physician, professor, and medical expert witness. Then he looked at his 401(k) — just digits on a screen — and decided he wanted something more tangible. A decade later, he’s built a real estate portfolio spanning two-to-four-unit properties, all sourced off-market, in the small New England college town where he trained.

In this episode, Lauren Klein talks with Jordan about the mindset and the mechanics behind investing while working full-time in a demanding profession:

  • The Craigslist deal that came with free land. Jordan’s first purchase was a for-sale-by-owner two-family — until a look at Google Earth and the town records revealed the lot next door had quietly been merged into the parcel decades earlier.
  • The $50,000 sprinkler loophole. How knowing a zoning rule change before it hit let Jordan buy properties other investors were avoiding — and build a fire-suppression system into a new fourplex before it became a requirement everyone else had to eat.
  • Why “hyper-local” beats “hot market.” Jordan makes the case against remote investing in trendy metros, and for knowing your zoning maps, your neighbors, and your town’s planning board well enough that deals come to you by phone.
  • Optionality as a strategy. From subdividing land to converting garages into ADUs, Jordan explains why he structures every deal with more than one exit.
  • The mother barometer. How Jordan uses his 80-something, financially conservative mother as a gut-check system for every deal — and why knowing whose advice to weight is as important as the deal itself.
  • A real, practical starting point for busy professionals, from favoriting listings on Zillow to build a pricing instinct, to building a “tribe” of a broker, builder, and electrician before you need them.

Jordan also gets candid about a deal he recently walked away from, why liquidity is becoming a real advantage in this market, and the one piece of advice from a family member that changed how he evaluates every offer since.

45 Minutes a Day: The Whole-Body Health Reset for Busy Women Lawyers | Lena Ashfaque

posted in: Podcast | 0

Lena Ashfaque, founder of Baseline, built her whole-body health practice after getting sick and having to rebuild a body worn down by years of high-demand living — including raising three young kids largely on her own while her then-husband traveled four months at a time. Today she specializes in the fascia system, combining corrective exercise, performance enhancement, metabolic health, nutrition timing, and behavior therapy, and she’s worked with athletes who treat rest and recovery as part of the job. Lauren brings her on to ask the question most women attorneys avoid: we expect athlete-level performance from ourselves, so why don’t we take care of our bodies like athletes do?

In this episode, Lauren talks with Lena about:

  • Three phone-free breaks, scheduled today. Lena’s first assignment: a 15-minute break mid-morning, mid-afternoon, and evening with your phone out of sight and out of earshot — scheduled on your calendar right now, because “our devices lead our lives.” That’s 45 minutes out of 24 hours, just for you.
  • Why you’re drinking water and still dehydrated. Lena explains electrolytes as the “sponge” that lets your body actually absorb water instead of just passing it through, and why a brain that’s mostly water can’t think clearly on caffeine alone.
  • Body mapping and the Baseline Method. Her proprietary system for reading your body’s signals — is that dry mouth something you ate, dehydration, or an illness? — instead of spiraling down a Google rabbit hole. She shares her own wake-up call: a stiff neck the morning after a “go day” of pizza, soda, and no water, vitamins, or electrolytes.
  • “Aging is neglect.” Lena’s hard truth: the joint pain and stiffness we blame on getting older often come from self-neglect, and something falls out at every life transition — college to law school, law school to practice — because nobody is tracking your water, food, and movement anymore.
  • Stop overthinking the workout. When Lauren asks about weight training versus Pilates, Lena’s answer is that if you can’t yet make a 15-minute walk outside, you’re having a completely different conversation — build the habit of giving yourself time first.
  • The 15-minute coastal reset. In South Florida you’re never more than about 20 minutes from the coast: park, walk up, sit on the seawall in heels and a dress if you have to. The homework isn’t an activity — it’s something that makes your heart happy and pulls your nervous system out of fight-or-flight.

Lena also gets candid about what decades in fight-or-flight can do to the body — from autoimmune issues to sleep and eating problems — and Lauren shares that she only started truly prioritizing herself when she was pregnant, and why no one should wait for a reason outside themselves. They close with Lena’s simplest prescription of all: laugh every day, and be silly.

Guest: Lena, founder of Baseline, a whole-body health practice specializing in the fascia system, corrective exercise, and metabolic health, and creator of Her Baseline, a program and community for women. She’s based in South Florida and offers in-person space and workshops. Find her on Instagram at Baseline Mobility or connect at baseline.janeapp.com.

Human Design Explained: The Secret to Making Decisions That Actually Feel Right | Shelly Saunier

posted in: Podcast | 0

Shelly Saunier — known to her community as Shelly the Mystic — spent years as a registered nurse with a master’s degree in holistic nursing before human design and astrology reshaped both her business and the way she makes decisions. Lauren brings her on ahead of the Dream. Restore. Rise. retreat, where Shelly will lead a two-hour human design session, to unpack what human design actually is and how attorneys specifically can put it to use.

In this episode, Lauren and Shelly cover:

  • What human design actually is. A blend of astrology, the Kabbalah tree, chakra systems, and DNA codons tied to the I Ching’s 64 gates — and the five types (generator, manifesting generator, manifester, projector, reflector) that shape how differently each person is built to engage with the world.
  • Get your own chart for free. All it takes is a birth date, time, and location at jovian-archive.com — Shelly walks through how to read the basics, and how to run the same process for a business using its formation date instead of a birthday.
  • Lauren’s own chart, live. As a pure generator with a 2/4 profile, Lauren learns in real time that her decisions run on a gut-level yes/no (“sacral response”) rather than an open-ended question — and why reframing a decision as “tacos or Chinese” gets a clearer answer than “what do you want to do.”
  • The line between your energy and your money. Shelly’s case that how you move your physical energy — rested versus depleted, intentional versus scattered — is directly tied to how money moves through your life, plus how patterns formed between birth and age seven can quietly replay themselves in adult financial decisions.
  • How Shelly built her own business using these tools. After spending thousands of dollars on coaches who pushed her to “niche down” in a way that never fit, applying human design to her own business decisions helped it grow significantly within a few months.

Shelly also gets personal about how she and Lauren actually met — seated next to each other on a school field trip bus — and what she sees coming for community and connection more broadly between 2027 and 2030.

Guest: Shelly Saunier (“Shelly the Mystic”), a registered nurse with a master’s degree in holistic nursing turned human design and astrology practitioner, and founder of the Becoming Collective. Find her on Instagram @shellythemystic, or get your free chart at jovian-archive.com.
